Bos Landen up for sale

Pella — National Golf & Resort Properties Group of Marcus & Millichap Real Estate Investment Services, the nation’s largest real estate investment services firm, has been retained to exclusively market for sale the Bos Landen Golf Course & Banquet Hall, according to Steven Ekovich, Managing Director of the National Golf & Resort Properties Group. Terence Vanek, Associate and lead agent on the deal, is the listing broker for this championship golf & banquet facility located in Pella.

Priced at $1,395,000, Bos Landen is one of the most recognizable and well-reviewed golf courses in the entire state of Iowa. The Club was originally designed by well-known architect Dick Phelps as a spare no expense joint development effort between local Pella corporations Vermeer & Pella Windows, meant to create an unrivaled golfing destination that would attract top executive talent. Once completed in 1994, Bos Landen went on to rank as Iowa's #1 Public Golf Course from 1997 – 2001, and was also ranked in the Top-75 Most Affordable Golf Courses in the United States 1999 - 2000, all according to Golf Digest. Not just an outstanding golf design, the Club’s Banquet and Wedding facilities feature both casual & elegant dining, outdoor deck seating with views of the 18th Green, three banquet areas and a large commercial kitchen.

As the unquestioned area leader in design and desirability, Bos Landen is ripe for potential investors to take advantage of forward momentum and implement modest capital and operational changes to leverage the Club’s current success into significant returns. Lead agent Mr. Vanek believes that “After three consecutive years of double-digit growth in rounds played, there is immediate opportunity to restructure current price points and capitalize the club’s growing popularity and brand power into greater revenue per round.” Current ownership has already grown gross revenue by $288,544 or 36.31% in three years.

Mr. Vanek went on that “because of the property’s powerful reputation and innate beauty, timing is ripe for potential investors to take advantage of this success, implement modest capital improvements to pricing strategy and clubhouse operations, and shepherd Bos Landen's continued path of growth into a new era of fame and prosperity. Current ownership obtained leasehold interest in late 2009, and since that time has achieved tremendous popularity and restored public opinion for Bos Landen back to the top circles of Iowa golf. As such, there is immediate opportunity for potential investors to partner with the city and preserve a treasured asset that will reward everyone for years to come.”
